Does this law apply to my building?
Local Law 58 applies to co-op corporations with 10 or more units. It does not apply to HDFCs or to sales where a government housing agency also has to approve the transfer. Check your building's settings, or contact support to confirm whether your building is covered.
Does this apply to my sale or only new applications?
It applies to applications submitted on or after July 28, 2026. If your application was submitted before that date, these timelines do not apply.

Why do I have to pay a registered mail fee to submit?
The law requires the co-op's acknowledgment of your application to be delivered by registered mail. The fee covers that mailing cost and is required to complete your submission.

How long do I have to wait to hear back about my application?
The co-op has 15 days after receiving your application to acknowledge whether it is complete or incomplete. If there are any deficiencies — such as missing or incorrect information — you'll need to correct these before resubmitting. If you don't hear back by the end of 15 days, your application will be deemed complete by law. Once the application is acknowledged (or deemed complete), the co-op has 45 days to notify you of its decision. The co-op may ask for more information during this period.
Why did my deadline move?
Deadlines may shift for mailing lead time, holidays, weekends, and summer recess if the co-op has adopted a recess notice. If something still seems wrong, contact support.
The co-op missed the 15-day deadline — what happens now?
If the co-op doesn't send an acknowledgment within 15 days, the law treats your application as complete as of the date it was due. That starts the 45-day decision clock automatically. The co-op board may still ask for more information during the decision period.
Can the co-op push the deadline back on their own?
With notice, the co-op can extend its 45-day decision deadline by up to 14 days one time. Any longer or additional extensions require your written consent.

Why am I getting something by registered mail?
The law requires the co-op's 15-day acknowledgment to be sent by registered mail, in addition to email. This acts as proof that it was sent and received. Note that the final decision itself is sent by email only, not registered mail.
I haven't received anything in the mail yet — is that normal?
Registered mail can take some time to arrive. If it's been longer than expected, contact support with your application details and we'll check the mailing status.

I need to fix one small thing, do I have to resubmit the whole thing?
It depends on where your application is in the review process. Check with your processor first since a small correction can sometimes be handled without a full resubmission.
The notice says a requirement is missing, but I don't see it listed the same way in my application: What's going on?
The co-op's notice must cite the specific requirement it considers missing. If the numbering looks different from what you see in your own view of the application, contact support so we can match it to the correct item and avoid any confusion about what's actually needed.

Can I withdraw my application?
You can withdraw before fees are collected. Once the decision review period has started, withdrawal is no longer available.

When can I actually see the application to review it?
You'll get access once the application processor shares it with you. If your review period has started but you don't have access yet, contact support.
